When is property clearance needed?
- A relative has passed awayThe home has to be cleared so it can be sold or rented out
- Selling the propertyWe clear it before the sale or hand-over
- Clearing a rental propertyThe tenant moved out and left things behind
- MovingNot everything is going to the new home
- Before renovationThe rooms have to be empty
- Too much junkThings collected over the years have to go
We understand that clearing the home of a relative is hard. We work calmly and carefully – if you want to keep something, mark those items and we will not touch them.
What does property clearance include?
- Taking furniture apartWardrobes, beds, corner sofas – so they fit through the stairwell
- PackingWe gather the small things and put them into bags
- Carrying outTwo workers carry everything out, even without a lift
- AppliancesWe disconnect the washing machine and dishwasher ourselves
- Removal to the waste stationWe take everything officially to the waste station
- DocumentsA delivery note and, if needed, the waste station receipt
A gas stove must be disconnected by a licensed gas fitter before we arrive, with a certificate to prove it. Take documents, photos and valuables with you before the work – we take away everything that was agreed for removal.
You do not have to be there yourself
Very often clients simply give us the keys – for example owners living abroad or people who cannot be there on a working day. We agree in advance what to take away and how to pay. We do the work, call you, return the keys and drive to the waste station to finish the job.
How much does property clearance cost?
The price has two parts: labour (2 workers + van) and Waste station fee, which we pay at the station on your behalf. For a small quantity we give a fixed price based on photos.
A big property: two ways to agree the price
- Send a description and photos of every room
- We give an indicative price
- If it suits you, we come, look at it ourselves and give an exact fixed price
- If possible we start the work straight away
- No advance information or inspection needed
- We come and start right away
- You pay for the actual working time and the waste station fee
- The fastest way if the property has to be emptied quickly
It is hard to give an exact price for a big property from photos alone. A pre-assessment from photos saves both your time and ours – if the indicative price suits you, we come and take a look.
- 2 workers + 14 m³ van (large 21 m³ box van – 96 €/h)
- Minimum 1 hour, then in 15-minute steps
- Taking furniture apart and packing are included in the labour
- For a large quantity or a high floor we can come with a bigger crew (more than 2 workers) – price by agreement
- On the outskirts of Tallinn and in Harju County travel time to the site and back is added
- Sorted furniture and junk – 31 €/m³
- Unsorted mixed junk – 41.30 €/m³
- Appliances, metal, clothes and shoes – 0 €
- According to the price list of the Tallinn Circular Economy Centre (business rate, VAT included); we add no mark-up
Example 1: a 2-room flat – everything except the furniture
Example 2: a 1-room flat – complete clearance
Example 3: a 2–3-room flat – complete clearance, 3rd floor
Why does sorting matter? The waste station accepts unsorted mixed junk at the construction waste rate of 41.30 €/m³. If furniture, appliances and clothes and textiles are kept apart, the furniture costs 31 €/m³ and the appliances and clothes cost 0 €. The crew can also sort on site, but that takes working time.
The standard rate applies Mon–Fri 8–18, Sat 10–18 and Sun 12–18. We work evenings and weekends by agreement: a 15% surcharge applies to work starting from 18:00 and 30% from 23:00. See also the full price list and terms.

Frequently asked questions
Price and payment
How much does property clearance cost?
The price consists of labour (84 €/h with the standard van or 96 €/h with the large box van, 2 workers, minimum 1 hour) and the waste station fee: sorted junk and furniture 31 €/m³, unsorted mixed junk 41.30 €/m³, appliances, metal and clothes 0 €. For example, clearing a 1-room flat completely costs roughly 438–522 €, and a 2–3-room flat 536–1 140 €.
Can I get a fixed price, or do you come and look first?
For a small quantity we give a fixed price based on photos or a list. It is hard to price a big property exactly from photos alone, so there are two options: send a description and photos – we give an indicative price, and if it suits you we come, look at it ourselves and give a fixed price (and start right away if possible). Or we come straight away without an inspection and work on an hourly basis.
How can the waste station fee be reduced?
First, sorting: unsorted mixed junk costs 41.30 €/m³ at the station, sorted furniture 31 €/m³, and appliances, metal and clothes cost 0 €. On top of that, for large quantities we have a solution that cuts the station fee 2–3 times – ask us when you send your enquiry.
Do I have to sort the items?
It is not compulsory, but it matters: the station accepts unsorted mixed junk at the construction waste rate of 41.30 €/m³, sorted furniture and bulky waste cost 31 €/m³, and appliances, metal and clothes cost 0 €. The crew can also sort on site, but that takes working time.
How does payment work?
Private customers pay on the spot right after loading and receive the delivery note and the necessary documents. With companies we agree the payment method in advance – usually by bank transfer against an invoice; please send the company details beforehand. After that we take everything to the waste station officially ourselves.
How the work goes and the schedule
How long does property clearance take?
A partial clearance usually takes 1–3 hours, clearing a 1-room flat completely about 3–4 hours, and a 2–3-room flat 3–8 hours. The time depends on the quantity, the floor, the lift and how much furniture has to be taken apart.
How quickly can you come?
We reply to an enquiry within a few hours and usually start within 1–3 days. We work weekends and evenings by prior agreement.
Can you come with a bigger crew than two workers?
Yes. For a large quantity or a high floor, especially without a lift, we can come with a bigger crew – that way the work is done faster. In that case we agree the price in advance.
Can you clear a property only partly?
Yes. We can take away only part of the items – for example everything except the furniture, just one room, or only the old furniture and appliances. Tell us in your enquiry what you want taken away.
Do you take the furniture apart?
Yes. The crew takes large furniture apart themselves when needed – wardrobes, wall units, beds, corner sofas – so that it fits through the stairwell. Dismantling is included in the labour.
Do I have to bag up the items myself?
No. The crew gathers the small things themselves, bags them up and carries them out. If some things are already in bags or boxes, the work goes faster and the price comes out lower.
Do you disconnect the appliances?
The crew disconnects the washing machine and the dishwasher themselves. A gas stove must be disconnected by a licensed gas fitter before we arrive, with a certificate to prove it.
Do you also clean after the clearance?
No, cleaning is a separate service that we do not offer. We take away all the agreed items and junk; for washing floors and cleaning surfaces we recommend booking a cleaning company after our work.
Practical questions
Do I have to be there during the clearance?
No. Very often clients give us the keys – for example owners living abroad or people who cannot be there on a working day. We agree in advance what to take away and how to pay, do the work, call you, return the keys and drive to the waste station to finish the job.
How do I keep some items in the property?
Mark the items that are staying clearly before we arrive, or put them in one room, and tell the crew as well. We take away only what has been agreed.
What should I do with documents and valuables?
Before the work, go through documents, photos, jewellery and other valuables and take them with you. During the work we do not sort papers or look for valuables – we take away everything that was agreed for removal.
Do you also clear the home of a relative who has passed away?
Yes, this is one of the most common reasons. We work calmly and carefully. If you want to keep something as a keepsake, mark it – we will not touch it. We can clear the property completely so that it can be sold or rented out.
Do you clear a rental property where the tenant left things behind?
Yes. We clear rental properties for owners and property managers after a tenancy ends – furniture, junk and appliances in one go. A private customer gets the delivery note; for a company we issue an invoice.
Do you also work with companies?
Yes, we serve both private customers and companies – for example estate agencies, property managers, housing associations and landlords. Companies can pay by bank transfer and we provide the waste station receipt if needed.
Which areas do you work in?
We work in Tallinn and across Harju County, and by agreement outside Harju County as well. In central Tallinn (Kesklinn, Kadriorg, Kristiine, Põhja-Tallinn, Mustamäe and the near ends of Lasnamäe, Nõmme and Pirita) no travel time is added. On the outskirts of Tallinn and in Harju County (e.g. Laagri, Pääsküla, Kakumäe, Viimsi, Tiskre, Peetri) travel time from our base at Mustamäe tee 6b to the site and back is added.
Do you also do moving and home delivery?
